The job description of a building superintendent includes assisting in the development of an overall maintenance plan for a building. Superintendents can work in residential buildings like apartments and townhouses, commercial buildings like retail stores and offices and industrial buildings like factories and warehouses.

Position Description

A building superintendent performs basic electrical, plumbing, mechanical, and heating and air conditioning work as well as some carpentry work.

Essential Duties and Responsibilities of a Building Superintendent

  • Collects rent from tenants.
  • Maintains rental journal of delinquent and up-to-date payments.
  • Delivers renewal letters and eviction notices.
  • Maintains parking permits.
  • Inspects vacant units and prepares them for rental.
  • Completes purchase orders.
  • Takes packing and delivery slips to the building manager.
  • Responds to tenant requests for repairs and keeps a journal of completed work.
  • Keeps building grounds and common areas clean and in safe condition.
  • Ensures that garbage and recycled items are placed for pick up at the appropriate times and in the proper manner.
  • Keeps entrances, walkways and stairways clear of ice, snow and debris.
  • Maintains fresh paint on interior and exterior of the building.
  • Maintains inspection logs for sprinkler systems, fire extinguishers and other building systems as required by state and federal law.
  • Conducts regular preventative maintenance on items throughout the interior and exterior of the building.
  • Performs regular inspections of all common areas.
  • Responds to emergency calls.
  • Coordinates with contractors or repair crews for work that is outsourced.
  • Keeps noise levels to a minimum.
  • Discusses rental violations with tenants with the goal of resolution.
  • Participates in interviewing and hiring of maintenance staff.
  • Supervises the work of unskilled laborers.
  • Purchases all maintenance supplies and keeps adequate inventory.
  • Wears the proper safety equipment in the appropriate situations including hard hats, eye and ear protection, safety shoes, gloves, face mask and respirator.

Required Knowledge, Skills and Abilities

  • Must have strong problem solving skills.
  • Has the ability to perform basic repairs in electrical, plumbing and mechanical systems.
  • Must have good communication and interpersonal skills.
  • Must have superior customer service skills.
  • Has good listening and negotiating skills.
  • Must be detail oriented and have good scheduling skills.
  • Must be proficient at safely using tools associated with the job.
  • Has knowledge of building codes and safety standards as set forth by the state and federal governments.
  • Must have a valid driver’s license.
  • Must be able to lift heavy items.
  • Must have basic first aid skills.
  • Must be able to maneuver in small spaces.
  • Must be able to kneel and crouch or climb tall ladders.

Education and Experience

  • High school diploma.
  • Experience working on a construction or maintenance crew.
  • Associate’s degree in Property Management.
  • Must pass criminal background check as well as a drug test in order to be bondable.

Work Environment

  • Must be able to deal effectively with unruly or unhappy tenants.
  • Must be able to work in dirty, hot, cramped and otherwise uncomfortable areas.
  • Time will be spent walking all over the property, including up and down stairs.
  • Must be willing to work odd hours including nights and weekends.

Salary

  • Salaries average $42,000 to $66,000 per year.
  • Hourly wages average $20 to $30 an hour.
